The Challenge: Form Meets Function
The St. Peter’s Condominium gutters faced a common but critical issue: ineffective drainage that resulted in water sheeting over the structure. This compromised the building's exterior and posed a long-term risk to its integrity.
However, a standard repair wouldn't suffice. The building's landmark status mandated adherence to strict Historical Society guidelines, meaning any solution had to preserve the aesthetic and architectural details of the original structure while simultaneously solving the core functional problem. The rebuild was a delicate balance between engineering a modern, effective drainage system and maintaining historical compliance.
Our Solution: Precision Planning and Execution
Our focus was on two critical components that ensured the project’s success: design innovation and streamlined logistics.
Functional Design:
We collaborated with the design team and Red Rooster Contractors to develop a functional gutter design that subtly addressed the water-sheeting issue. This involved meticulous planning of the gutter pitch and capacity—a discreet yet powerful modification that eliminated the operational challenge without altering the building's historical appearance.
Trade and Material Logistics:
Given the tight 10-day timeline, efficient coordination was paramount. I managed the procurement and delivery of specialized materials and orchestrated the workflow of the expert subcontractors. This minimized downtime and ensured all work was completed safely and to spec, delivering a quality finish on schedule and within the $31,700 budget.
The Result
St. Peter’s received a durable, high-performance gutter system that permanently resolved the water-sheeting issue. The project was completed successfully within the aggressive timeline, achieving full operational functionality while receiving final approval from the Historical Society. This project exemplifies Legacy Construction's commitment to delivering complex, high-stakes renovations that require both technical expertise and regulatory finesse.
