Restoring a structure built in the late 1800s, like St. Peter’s Condominium, guarantees one thing: unforeseen conditions. The immediate problem was severe: water intrusion was actively affecting several units due to the aging envelope of the building.
Over the last century, the exterior brick and mortar had become severely porous, acting like a sponge that channeled water directly into the building's interior. Our primary challenge was not just stopping the leaks, but executing a comprehensive restoration that addressed the root cause—a deteriorated facade—without disrupting the residents or significantly exceeding the allocated timeframe.

Forecasting and Mitigating Unforeseen Conditions:
Recognizing the age of the structure, we anticipated degradation and prepared a flexible execution strategy. Working closely with our specialists at Red Rooster Contractors, we performed a meticulous inspection to map the extent of the deterioration.
Facade and Dormer Restoration:
The restoration involved a multi-pronged approach: careful repairs to the exterior brick and mortar to seal porous areas, and detailed restoration of the wooden dormers. This process was executed with the necessary care and attention to detail to ensure the new materials and techniques created a reliable, watertight barrier while preserving the building's historical integrity.
Logistical Precision:
Despite the challenges inherent in historical work, the project was delivered in an efficient 15-day period and managed to an exact budget of $33,107.47. We ensured all specialized materials and skilled trades were on-site precisely when needed to maintain the aggressive schedule and minimize inconvenience to the HOA residents.
